Space is an operating resource
Space management tracks how areas are used, who owns them, what services they require and how changes affect egress, access, material flow, maintenance clearance and future capacity. Floor area alone does not describe whether a space is suitable for a new function.
Utilities need capacity and condition data
Electrical distribution, compressed air, water, drainage, steam, refrigeration and HVAC each have capacity, quality and redundancy constraints. Facility records should identify major distribution paths, isolation points and dependent areas without confusing general documentation with operating procedures.
Envelope and grounds are assets too
Roofs, walls, pavement, loading areas, fencing, drainage and exterior lighting often fail slowly rather than dramatically. Condition surveys and renewal plans help prevent deferred maintenance from becoming emergency capital work.
Capacity planning
Adding equipment may increase more than electrical demand. It can change cooling load, ventilation, compressed air, floor loading, water use, drainage, fire-protection requirements, traffic and maintenance access. Cross-disciplinary facility review is therefore important before installation.
